Ask me anythingHow much do I need to buy a home in Mississauga?
In Ontario, the minimum down payment is 5% on the first $500,000 and 10% on the portion between $500,000 and $1.5 million. On a $900,000 home that's $65,000, plus land transfer tax and closing costs. I'll walk you through the full cash-to-close number before you make an offer.
What are the closing costs in Ontario?
Budget roughly 1.5% to 4% of the purchase price for land transfer tax, title insurance, legal fees, adjustments and moving. First-time buyers may qualify for provincial and — in Toronto — municipal land transfer tax rebates.
How do REALTORS® get paid?
In most transactions, the seller pays a commission that is shared with the buyer's brokerage through the listing. Buyers typically don't pay their agent directly — and I'll always explain the paperwork before you sign it.
Should I buy first or sell first?
It depends on your equity, your tolerance for bridge financing and how competitive your price range is. We'll model both scenarios together so you can see the carrying costs and risk before you decide.
How accurate are online home estimates?
Automated estimates can be off by tens of thousands of dollars in neighbourhoods with mixed housing stock. A comparative market analysis based on recent TRREB® sales on your street is the number worth trusting.
